Once completed, we will prepare a thorough due diligence report for your review prior to signing the contract;

  • Negotiate the contract of sale on your behalf to ensure the most favorable and fair terms to you as a purchaser;
  •  Order title and survey – We review both thoroughly and will work with the seller’s attorney to clear any title objections in anticipation of closing;
  • Work with your lender to monitor the status of your financing application such that commitment deadlines are met;
  • For Condominiums and Cooperatives: We work with your real estate broker to monitor the status of your “board package” so that deadline dates are met as contractually bound;
  • We work to schedule closing and personally attend closing to explain each document that you are signing;
  • Prepare a closing statement which provides you with a complete breakdown of funds due at closing. Further, once closing has been completed, we will provide you with a complete Closing Package including copies of all documents signed at closing;
  • Most importantly we will keep you informed throughout the whole process.

Sale of Real Property/Cooperative Apartments/Condominium Apartments

  •  Drafting of the contract of sale
  • For Cooperatives we strive to verify all the information such as number of shares, names as listed on the Stock Certificate, assessments if an, etc. to ensure that the Contract is drafted correctly.
  • Negotiation of the contract of sale with the buyer’s attorney to ensure the most favorable and fair terms for you as the seller.
  •  Review the title report provided by the purchaser’s attorney and work with them to quickly clear any title issues.
  • Follow up with the status of financing and board application (if applicable) to ensure deadlines and contingencies are met.
  • Work to schedule closing and personally attend closing to explain each document that you are signing;
  • Prepare a closing statement which provides you with a complete breakdown of funds due at closing. Further, once closing has been completed, we will provide you with a complete Closing Package including copies of all documents signed at closing;

Uncontested Divorce

· Consultation with all of our clients prior to the filing of a matrimonial action;

· Conduct an in-depth interview with the client and determine the type of matrimonial action and documents that will be needed;

· Prepare, review, and serve all of the necessary paperwork for signature by both spouses;

· Prepare a marital separation agreement and property settlement agreement, if needed;

· Where children are involved, we will draft a child visitation schedule as well as calculate child support obligations;

· File the divorce papers in the appropriate court and await the judge’s final judgment of divorce;
